Lease deed for terms of a year and above
When the term runs 12 months or longer, registration stops being optional. A lease deed gives you the strongest evidentiary position available — and we handle the registration mechanics.
Is this the right instrument for you?
Picking the wrong one is the most expensive mistake in a rental. If none of these describe your situation, tell us and we will point you to the right one — even if it is cheaper.
Not sure? Ask usAnyone letting for a year or longer
Corporate leases where the tenant's legal team requires registration
Long leases of land, industrial plots or standalone buildings
Owners who want the strongest possible record of title arrangements
Registration handled end to end
We compute the registration fee alongside the stamp duty, prepare the deed in the form the Sub-Registrar expects, and book your appointment. Both parties still appear in person — that is statutory and no online service can remove it.
Duty calculated on the full term
For a lease of under 30 years, duty is 1% of the aggregate rent across the whole term plus the deposit. On a three-year lease this is a meaningful number, and we show the arithmetic before you commit.
Escalation across the term
Multi-year leases need a defined escalation, not a renegotiation every year. The clause fixes the percentage and the interval so nobody argues later.
Proper schedules
Schedule A describing the property with boundaries, Schedule B for any inventory — laid out the way the registering officer expects to see them.
Every clause in your lease deed
Some appear always, others only when your answers call for them. Nothing is boilerplate you didn't ask for.

Three things cheap templates get wrong
These are the failures we see most often when someone brings us an agreement that has already gone wrong.
Treating an unregistered long lease as enforceable
Under Section 49 of the Registration Act, an unregistered instrument that requires registration cannot be received as evidence of the transaction. A three-year lease that was never registered may be read down to a month-to-month tenancy.
Underestimating the duty on a long term
Duty is charged on the rent for the whole term, not one year. On ₹50,000 a month over three years plus a ₹3,00,000 deposit, the chargeable value is ₹21,00,000 and the duty is ₹21,000. Budget for it.
No escalation clause
A five-year lease at a flat rent is a slow loss for the owner and an argument waiting to happen. Fix the percentage and the interval up front.
Six promises, in writing
We would rather be judged on what we guarantee than on numbers you cannot check. Each of these applies to your first order.
Government charges at cost
Stamp duty and registration fees pass through at exactly the rate the state levies, shown as a separate line on your invoice. We earn the platform fee and nothing else, and GST applies to that fee alone.
Every certificate is verifiable
Each sheet and e-Stamp carries a serial number you can check against the Registration Department's records. We print it on your invoice so you can verify us without asking us.
We tell you when you don't need us
If an 11-month agreement does the job, we will not sell you a registered lease. If your term crosses 12 months we flag the registration you cannot avoid, before you pay rather than after.
You see the document before you commit
The full agreement is on screen while you fill it in. Clauses appear and disappear as your answers change, so nothing in the final PDF is boilerplate you never read.
Refunds without a process
Cancel before the e-stamp is procured and you get everything back — no form, no questions. After that, the government duty is genuinely gone, but our fee comes back in full if the fault is ours.
Your identity data stays yours
Aadhaar and PAN are encrypted at rest, masked everywhere in the interface, and never written to a log. We do not sell data and we do not pass it to anyone but the stamping authority.
Lease Deed — common questions
Yes. For a registered instrument, both parties must appear before the Sub-Registrar with photo ID and two witnesses. We prepare everything and book the slot, but presence is statutory.
By custom the tenant does, and that is our default clause. Many corporate leases split it equally. You can change it in the builder and the clause rewrites itself.
The appointment itself is usually under an hour. The registered copy is typically available within seven to ten working days, and we collect and deliver it to you.
