Residential Rental Agreement

Residential rental agreement, drafted for Tamil Nadu

The 11-month agreement that covers most lettings in the state — flats, independent houses and villas. E-stamped, signed with Aadhaar OTP, and in your inbox the same day.

Who this is for

Is this the right instrument for you?

Picking the wrong one is the most expensive mistake in a rental. If none of these describe your situation, tell us and we will point you to the right one — even if it is cheaper.

Not sure? Ask us

Owners letting a flat or house to a family

Tenants who want the terms in writing before paying a deposit

Brokers closing a residential deal the same day

Anyone renewing an agreement that is about to expire

The 11-month structure

Set at 11 months by default, which keeps you outside compulsory registration under Section 17 of the Registration Act, 1908 while remaining fully valid in evidence once stamped.

A deposit clause that actually protects both sides

Refund within 15 days of handover, deductions limited to unpaid rent, unpaid utilities and damage beyond fair wear and tear, and an itemised written statement required for every deduction.

Schedule A and, if furnished, Schedule B

A precise description of the premises, and where the property is furnished, a signed inventory of every article — the single most useful document in a deposit dispute.

Who pays what, in writing

Maintenance, electricity, water and property tax each assigned to a named party. This is the most common cause of rental disputes in Tamil Nadu and it takes one screen to settle.

Three things cheap templates get wrong

These are the failures we see most often when someone brings us an agreement that has already gone wrong.

1

A lock-in that binds only the tenant

Plenty of downloaded templates lock the tenant in but let the landlord terminate freely. Ours makes it reciprocal — if the landlord requires you to leave during the lock-in, they pay the equivalent sum.

2

Deposit refund with no deadline

An agreement that says the deposit will be refunded 'on vacating' gives you nothing to enforce. Ours fixes 15 days and requires an itemised statement for each deduction.

3

Stamping treated as optional

An unstamped agreement can be refused in evidence under Section 35 of the Indian Stamp Act. Skipping the duty to save a few thousand rupees is the false economy that costs people their deposits.

What we commit to

Six promises, in writing

We would rather be judged on what we guarantee than on numbers you cannot check. Each of these applies to your first order.

Government charges at cost

Stamp duty and registration fees pass through at exactly the rate the state levies, shown as a separate line on your invoice. We earn the platform fee and nothing else, and GST applies to that fee alone.

Every certificate is verifiable

Each sheet and e-Stamp carries a serial number you can check against the Registration Department's records. We print it on your invoice so you can verify us without asking us.

We tell you when you don't need us

If an 11-month agreement does the job, we will not sell you a registered lease. If your term crosses 12 months we flag the registration you cannot avoid, before you pay rather than after.

You see the document before you commit

The full agreement is on screen while you fill it in. Clauses appear and disappear as your answers change, so nothing in the final PDF is boilerplate you never read.

Refunds without a process

Cancel before the e-stamp is procured and you get everything back — no form, no questions. After that, the government duty is genuinely gone, but our fee comes back in full if the fault is ours.

Your identity data stays yours

Aadhaar and PAN are encrypted at rest, masked everywhere in the interface, and never written to a log. We do not sell data and we do not pass it to anyone but the stamping authority.

Residential Rental Agreement — common questions

Because Section 17(1)(d) of the Registration Act, 1908 makes registration compulsory for a lease of a year or more. An 11-month term stays outside that requirement, which saves both the registration fee and a joint visit to the Sub-Registrar. It renews as often as you like.

Yes. Describe the portion precisely in the property step — floor, direction, and which facilities are shared. The Schedule A description is what makes a partial letting enforceable.

Enter the first owner as the landlord and add the co-owners as a special condition in the Clauses step. Every owner should sign. Ask us on the confirming call if you are unsure how to structure it.
